Representing Buyers in New Construction

From the first model home visit to the end of the warranty year.

◆What you will learn

Buying a new home from a builder works differently from a resale. This course covers the types of new construction, how to register your buyer before the first visit, how to read a builder contract and talk about compensation, and how to compare financing options.

It then follows the build itself: regular updates, documented changes, independent inspections, the walkthrough list and closing, and how to look after the buyer during the warranty year.

◆Who it is for

Agents who represent buyers in new communities or custom builds, and agents who want to grow this part of their business.

◆The lessons

  1. Understanding the new construction market. The different build types and why they matter.
  2. The first visit matters. Registering your buyer in writing before the first visit.
  3. Preparing buyers for success. The order of decisions, and setting the budget before choosing finishes.
  4. Builder contracts, compensation and negotiation. Reading the contract and asking for incentives.
  5. Financing new construction. Helping the buyer compare options while lenders make the loan decisions.
  6. Managing the construction process. Regular updates, documented changes and handling delays.
  7. Inspections, walkthroughs and closing. Independent inspections and a written, dated list of repairs.
  8. Warranty and client care after closing. Staying in touch through the warranty year.
